Upgrades & Additional Engineering Costs
Some projects require engineering, specialty design, or additional documentation beyond a standard pool plan package. These items are not included unless specifically listed on your invoice/proposal. If your project triggers any of the items below, we'll notify you and provide pricing before proceeding.
Retaining Walls (Additional Cost)
Retaining walls, raised bond beams, grade changes, slope stabilization, and any wall supporting soil near the pool typically require separate engineering and wall-specific plans/details. This is common when pools are built on hillsides, elevated pads, or near property lines/setbacks.
- •Wall design, section details, rebar schedules, and footing/keys (as required)
- •Coordination with pool layout, elevations, and drainage
- •Signed & sealed engineering (when required by the AHJ)
- •Site-specific requirements may trigger geotech/soils, compaction reports, or surveys
Note: We can provide a retaining wall scope and pricing once we review your survey/topography and proposed elevations.
Engineering Upgrades (Additional Cost)
- •Raised pools, zero-edge/knife-edge, vanishing edges, surge tanks, or elevated basins
- •Complex structural conditions (fill pads, poor soils, high water table, near slopes)
- •Special foundations, stem walls, tie beams, or deepened footings
- •Custom drainage plans, grading plans, or impervious/pervious calculations (AHJ-dependent)
- •Additional AHJ requirements: topo survey, wet-stamp, revised details, or resubmittal revisions beyond scope
We'll confirm what your building department requires and provide an upgrade quote if engineering is needed.
Important: Building departments (AHJs) can add requirements during review (examples: topo survey, drainage plan, PE letter, wall engineering, or additional notes). Any third-party fees (surveys, soils tests, engineering stamps) are billed separately unless included in writing.
Good to Know Before You Start
Local Requirements Vary:
Every city and county has its own permitting process. If your jurisdiction requests additional engineering or documentation beyond the standard package, we will let you know upfront and provide a quote for any add-on services — no surprises.
What's Available as Add-Ons:
Specialty items such as geotechnical (soil) reports, retaining wall or stem wall engineering, fire feature load calculations, advanced MEP schematics, and topographical surveys are available as add-ons. We coordinate all of these with licensed professionals and will guide you on what your specific project needs.
Engineering Coordination:
Pool Design Consultant is a design and planning consultancy. All structural and MEP engineering is performed by licensed third-party engineers. We coordinate these services on your behalf to make the process as seamless as possible.
Permit Documentation:
Our packages include the documentation commonly required for most residential pool permits. Permit review timelines and approval decisions are made by your local building department — we prepare you with the strongest possible submittal to support a smooth process.
Terms & Conditions (applies to all packages)
